Am I required to accept an offer?+

No. Sharing your property details and reviewing an offer is free and comes with no obligation. You stay in control.

Will every seller qualify for creative terms?+

No. Seller financing or an existing-loan structure must fit the property, mortgage, title, numbers, and seller’s goals. Veltrin may present one structure, several options, or determine that a creative structure is not appropriate.

Does a mortgage takeover remove the loan from my name?+

Not automatically. In a subject-to purchase, the existing loan generally stays in the seller’s name. Only the lender can approve an assumption or formally release a borrower. The written agreement should clearly address payments, servicing, insurance, default protections, and the due-on-sale risk.

Do I need to make repairs or clean anything out?+

No. Veltrin considers properties as-is, including homes that need repairs or have belongings left behind.

How quickly can I sell?+

A fast closing may be possible, or you can choose more time when that better fits your situation.

Are there agent commissions?+

When Veltrin purchases directly, there is no real estate agent commission charged by Veltrin.

What if the property has tenants or a mortgage?+

That is okay. A mortgage or occupied property does not automatically prevent a sale.
